Repairing Basement Leaks

 

Many houses with basements develop leaks where the floor and wall meet. People try all sorts of products or extensive (and $$$) drainage systems in their basements.  An inexpensive and often successful method is to use two part epoxy resin and fiberglass cloth to cover the seam. Note that you usually have to seal the seam along the entire wall. If you just fix that one spot, the leak moves a few feet away, to the next 'path of least resistance'.

 

Start by cleaning the area as well as possible. The epoxy bond is a surface bond so any dirt etc will keep the epoxy from bonding with the actual cement.

 

Apply a coat of epoxy paint along the seam. go up the wall a few inches and out upon the floor a few inches. We have several kinds of epoxy you can use. We don't recommend the clear marine epoxies - they like like a puddle of water! Often our high end, Kevlar (tm) reinforced, solvent free/odorless, thick Corro Coat FC 2100 is used. This product will bond to damp surfaces (sometimes our solvent free floor epoxy is used as a replacement).

After the epoxy is applied, one, usually two, layers of fiberglass cloth is pressed into the epoxy. The fiberglass comes in rolls that are either 3 or 4 inches wide and 50 yards long.

 

The next step is more epoxy over the fiberglass cloth, covering it completely in epoxy resin.

 

Let the epoxy get hard for a day or two and optionally apply one more coat of epoxy over the repair. This will generally seal any pin-holes, and tiny 'leaks' in the original epoxy application to sealed.

 

Finally, wait for the next big rain storm, or snow melt and see if the leak as been fixed. If not, repeat the above steps (i.e. apply more epoxy) over the areas of repair still leaking.

 

The process is very similar to 'taping drywall' and/or applying flashing to roof areas.
